Data from real estate agency Duna House show that in the third quarter flat prices in the central 5th, 6th and 7th districts on the left side of the Danube in Budapest (the Pest side) averaged HUF 705,000 per square metre, but in the best parts of these districts they were as high as HUF 900,000.
But even though real estate prices have been on the rise for several years, they are still relatively affordable in a regional comparison. According to the user-submitted database of cost-of-living comparison website Numbeo, flat prices per square meter average HUF 2.13 million in Vienna, 1.43 million in Prague and 1.07 million in the Slovenian capital Ljubljana.
Downtown flat prices in the Slovak capital, Bratislava are slightly above Budapest at HUF 913,000, Warsaw is at roughly the same level as Budapest with HUF 865,000 but are cheaper in the Croatian capital Zagreb (760,000), in Belgrade (728,000) and Bucharest (518,000).
